1. Before you arrive
One quick thing to do before you fly: install the NUKI app on your phone (iOS or Android, free). We'll send you an invite a day before arrival that lets you open the garage door over Bluetooth when you're nearby — no fumbling for codes in the rain.

2. Check-in & getting inside
Check-in is from 3 pm. Self check-in — no-one needs to meet you. If you're arriving earlier, message us; sometimes the house is ready, sometimes not.
Step 1 — Garden gate (intercom)
At the gate there's a black HIK-Vision keypad. Your code is built from the last 6 digits of the mobile number you booked with, with one twist: replace every 0 with 9. Wrap the code with # symbols at both ends.
567890, the code at the gate is #567899#.
Step 2 — Front door
< locks from outside.Same code, without the # symbols. The front door keypad is on the right of the door. To lock from outside when you leave, press the < button.
From the inside, the round NUKI ring above the door handle locks and unlocks the front door — and also the kitchen door. Press the middle.
Step 3 — Garage
Open the NUKI app once you've accepted our invite. It'll detect the garage door over Bluetooth when you're nearby and one tap opens it. A physical key set lives on the mirror inside the garage; please leave it there when you check out.
3. Wi-Fi & water
Wi-Fi
The network name and password are in a sticker in the mirror. Strong signal throughout the house and on the terrace. If it ever drops, the router is in the cupboard under the stairs — power-cycle it and wait 60 seconds.
Drinking water
Tap water is safe to drink.
4. Appliances & electronics
Air conditioning & heating
The system is a heat pump. On the central control panel:
- Press the M button to activate the pump.
- Select the ☀ sun for heat or ❄ snowflake for cool.
- Wait 30 minutes before adjusting individual room units — the system needs to start up first.
Small bedroom unit: hold the ↑ up button for 5 seconds to unlock before changing the temperature.
Security alarm
Your alarm code is the last 4 digits of your booking mobile number. (Example: number ending 567890 → alarm code 7890.)
- "Exit" button when you go out — full perimeter and interior. Close all windows and blinds first or it'll false-alarm.
- "Stay" button at night — protects only the exterior, so you can move around inside.
- If the alarm does go off, enter your code on the keypad and it stops. Don't panic — the alarm company will call us, not the police.
Hot water
Solar panels do the work most of the year. On a cloudy day, open the panel in the utility cupboard and switch on the boiler manually. Turn it off when you've finished — leaving it on overnight is a waste of power.
Washing machine
In front of the downstairs bathroom. Washing tabs are on top of the machine. Standard cycle is fine for almost everything.
Dishwasher
Tablets are under the kitchen counter. Programs 3 or 4 are the most water- and time-efficient. Select your program, then press the arrow to start.
Coffee machine
Refill the water tank, empty the grounds drawer when prompted. Beans live in the jar on the counter — top-ups are on sale at the bakery and supermarket five minutes away.
Pergola
Remote control on the shelf by the entrance door. Open / close fully — never leave the pergola half-open. The wind in Porto Rafti can pick up suddenly and a half-open pergola is the most expensive thing in the garden.
Outdoor lighting
The big mounted light on the side of the house is controlled by a switch outside; it auto-switches off at midnight to keep the night sky dark.
Cameras
There are exterior security cameras for the property perimeter only — none indoors, none on the terraces or garden seating areas. Access via the intercom keypad (press the dot).
5. Outside & the garden
BBQ
- Remove the cover and store it inside while cooking.
- Unlock the wheels and roll the BBQ away from the house wall.
- Close the kitchen door and windows — smoke can trigger the indoor alarm.
- When you're done, turn off the gas valve underneath, let it cool, clean the grill, replace the cover.
Bicycles
Two bikes at the back of the garden — ask us for the lock key when you arrive. Tips for their upkeep go into a jar we use for maintenance. Lost or stolen bikes are charged at replacement cost, so please always lock them.
Fireplace
Wood is stacked next to the hearth. Use sparingly and clean the ash before you leave — the house has smoke alarms and the construction has wood elements, so please never leave the fire unattended.
Mosquito nets
Fitted to every window and door. Use them — Porto Rafti has mosquitoes from May to October. Damage to nets is charged at replacement cost; they're more delicate than they look.
Watering
The garden waters itself automatically at night via the irrigation system. Please don't leave clothes, books or anything else on the lawn overnight — they'll be soaked by 7 am.
The gardener
Comes Tuesday mornings between 8 and 10 am. He'll ring the bell first; if no-one answers, he lets himself in, spends ten minutes on the lawn, and leaves. You don't need to do anything.
Games & tennis rackets
In the sideboard under the window in the living room. Please return everything to its original place when you're done — the next guests will look for them too.
6. House rules
Please don't
- No parties or events
- No smoking indoors
- No unregistered guests staying over
- No eating or drinking in the bedrooms
- No food left in bedrooms
- No illegal substances
- No rearranging furniture
- No EV charging through regular wall sockets
- The door under the stairs is private (cleaning supplies only)
Please do
- Respect the noise curfew after 11 pm
- Wash dishes (or run the dishwasher) before going to bed
- Close all windows and blinds when you leave the house
- Set the alarm when you go out
- Turn off the A/C when no-one is home
- Treat the furnishings as if they were your own — damages are charged at replacement cost
- Message us on WhatsApp if anything's broken; we'll usually fix it the same day
7. Trash & recycling
Greek municipal recycling is straightforward but a bit different from what you may be used to. We sort into three streams:
Recyclables (plastic, paper, cardboard, glass)
Collect in a separate bag. Empty into the green containers at the top of our street — they have yellow lids in some places.
Food & general waste
Garbage bags are under the kitchen sink. Take a full bag to the regular bins at the street top, or use the in-ground disposal point opposite (same location).
Bathroom toilet paper
Greek plumbing is old-school — paper goes in the bin next to the toilet, not in the bowl. We empty those bins between stays; please tie the bag if you change it during your stay.
8. Emergencies
If you get locked out
There's a small key lockbox next to the front door with backup keys inside. The code is in your welcome email — use it only in real emergencies (dead phone battery, lost keys). Put the keys back and re-lock the box afterward.
Lost keys are charged at €100 (we have to re-cut and re-issue the set).
If something breaks
Message us on WhatsApp — +30 697 092 2128 — and describe what's happened. We'll triage and either fix it ourselves or send a trusted handyman the same day if we can.

Nearest hospital / pharmacy
- Sismanogleio General Hospital — Marousi, ~40 min by car (largest hospital in eastern Attica)
- Asklipieio Voulas Hospital — Voula, ~45 min
- Pharmacy — there are several in Porto Rafti centre, 5 min from the villa. Rotating night-duty pharmacy details posted in every pharmacy window.
9. Check-out
Check-out is by 11 am. If you have a late flight, message us — we sometimes have flexibility, especially in shoulder season.
The ten-minute checkout
You don't have to deep-clean — the cleaners take care of that — but please:
- Turn off all A/C units.
- Turn off the boiler if you switched it on manually.
- Close all windows and roll down the blinds.
- Empty the dishwasher if you ran it overnight, or run it now if it's full.
- Take all trash and recycling to the street-top bins.
- Return bikes, games, tennis rackets and the pergola remote to their proper places.
- Lock the kitchen door and any side doors.
- Set the alarm (Exit button + your code), close the front door behind you, and let the keypad re-lock.
- Leave the garage key set on the mirror inside the garage.
- Drop us a WhatsApp message when you're out so we know the house is empty.
